Manhattan Beach Flooded With $78 Million In New Home Deals

In Manhattan Beach, a flood has begun – a flood of new deals on homes that were on the market.

As just one measure: The short period from Jan. 1-15, 2025, saw more money plunked down for Manhattan Beach real estate than in the same two weeks of any of the prior four years, according to Manhattan Beach Confidential.

Specifically, Manhattan Beach saw $51.3 million committed to new purchases between January 1 and 15, fully eclipsing even 2021 and 2022, two recent years that benefited from the supercharging of local real estate thanks to low mortgage rates during the COVID crisis.

If you keep counting all the way through January 18, that number climbs to a whopping $78.37 million.

And it shows no signs of slowing down.

"The impact of wildfire-displaced families coming to purchase in this market is only just beginning to show up," said Dave Fratello, broker/owner of Edge Real Estate Agency and author/founder of Manhattan Beach Confidential.

Worth noting: Eight of nine of these new deals between January 1 and 15 were asking more than $3 million, and six of nine were over $4.5 million.

Earlier, in a story about the L.A. wildfires driving up demand for both rental and purchase of homes in Manhattan Beach, Fratello noted, "If there are going to be more tenants than rental properties, and more buyers than sellers, there's only one direction for prices on everything to go: Up."
